Management Fee

8% + GST on all rent collected

One Weeks Rent + GST charged to landlords.
One-off fee per let.

Inspection Fee

$50 + GST on routine quarterly inspections

Our Property Management Package is all inclusive.
Services include, but are not limited to:

  • Advertising

    We advertise your property on market leading website such as realestate.co.nz and trademe.co.nz. Along with our websites and local Facebook groups.

  • Viewings

    Unlike other local property management firms, we offer viewings during work hours, outside of work ours and weekends.

  • Tenant Vetting

    We conduct comprehensive vetting of our applicants. Credit, background and reference checks for all tenants named on the lease.

  • Tenancy Agreement & Bond Lodgment

    We ensure all paperwork is up to date and compliant with the latest legislation requirements. Once signed, we lodge the bond with the Tenancy Services. Four weeks rent is taken as bond unless otherwise agreed.

  • Property Maintenance

    We work closely with a carefully selected portfolio of tradespeople. We believe only the best are allowed to work on our properties.

  • Property Condition Reports

    We conduct an extensive pre-tenancy condition report of your property including digital recording with photos. To protect both landlords and tenants upon vacating.

  • Lease Renewals

    We renew tenancy agreements with existing tenants as a part of our service. This includes a rental appraisal with the current market rent and if any price adjustments are needed.

  • Routine Inspections

    We inspect our properties quarterly according to most insurance policies. You will receive a digital report with photos to ensure your property is well taken care off.

  • Pre-Settlement Inspections

    Should you as an Arcadia Property client purchase a property, we can conduct a pre-settlement inspection on your behalf. Free of charge.

  • Rent Arrears

    We have a ZERO Arrears policy signed and acknowledged by every tenants when signing a tenancy agreement. Thanks to our automated system, tenants will get reminded daily.

  • Accounting & Financial Services

    Clients are paid 1st and 15th of every month with a financial statement provided and a annual summary each year. We pay maintenance invoices and relevant bills on your behalf from your rental income.

  • 24 Hour Emergency Service

    We are available via phone 24/7 for any emergencies our tenants may have.
